You don’t need an LLC to do those things. Get umbrella insurance instead.
If the transaction costs aren’t too high, I’d form a single member LLC and drop the property in. It could give you legal protections and you may be able to set it up to keep your personal identity undisclosed (depending on state).
I have $2m in umbrella coverage for like $500. Much easier.
Regardless of forming an LLC or not, get umbrella insurance. It’s the best and a really cost effective way to protect yourself.
