I’m not sure of the summer market in Scottsdale. It’s fire lava hot and I know hotels are dirt cheap in the summer. However winters in Scottsdale might provide premium pricing to make up for it. You also might be able to get multi month winter rentals. Denver probably has a more steady year round market.

Both are incredibly seasonal and facing increased saturation.
I have a condo near old town that I rent out mid term (30+ days). There’s a lot more competition in the last 18 months. The majority of my renters are snow birds or older, but that’s also due to the longer term. There’s been some increased regulation in Scottsdale, but it hasn’t changed much.
The Scottsdale market and the Tempe market are pretty different, honestly.
