Yeah what do you want the realtor to do? Come out of pocket for a power wash and some sod and landscape work? Get real. If anything blame the owner.
Some people look at this and complain that everything isn’t perfect on day one. Some look at this and see a potential opportunity to put in the work, make repairs, add value in the hope that reflects when it’s their turn to sell. Neither one is right or wrong, it’s just depends on what the purpose of the purchase is for.

This picture indicates a lack of HOA. If there was an hoa, they’d be regulating the plants and doing routine maintenance to the law

I guarantee that this is tenant occupied. And if it sold at $160k, it was likely sold to an investor who bought it based on the numbers on paper, not what the property looks like on the inside.
