Buy the property vacant or make the purchase contingent on seller evicting the tenants; inheriting bad tenants can be a nightmare.
It’s been such a huge success I guess I would have bought sooner. That way I could have bought my second sooner!

Agreed. I’m mad I started 9 years after I first thought about doing it. The $65k condo I was eying is now worth over $200k, where as the money I put into a REIT returned less than 20% total in the same period of time.
New construction townhomes in a booming area are a gold mine. Be one of the first buyers before the prices basically double. And then rent to a wealthy tenant.
First property was in a growing area. I had trouble finding decent tenants. Always some issue. All my next properties I considered the type of tenants I would get.
I ended up selling my first one without a 1031 exchange just to get rid of it. I maybe came out a little bit ahead but was done. Two years later with this housing boom it would have been easily worth 100k more. Most of my other properties have made gains 2 or 3x that in less time. Biggest regret is not buying more sooner in areas I also would want to love. I have lots contracted but also starting to sell and capture equity to de leverage a bit. Who knows what this world is coming to :).
The bank loans are gonna get you. Terms are way worse than home with lots of fine print. Also, things are expensive. I only pocket 60% of my rents and that goes to mortgage presently.

An investment-minded realtor will make a huge difference in finding a good property that rents easily. They will also tend to have contacts that will help you manage it remotely. Don’t just think any old buying realtor will do…
