Buy the property vacant or make the purchase contingent on seller evicting the tenants; inheriting bad tenants can be a nightmare.

It’s been such a huge success I guess I would have bought sooner. That way I could have bought my second sooner!

Agreed. I’m mad I started 9 years after I first thought about doing it. The $65k condo I was eying is now worth over $200k, where as the money I put into a REIT returned less than 20% total in the same period of time.

New construction townhomes in a booming area are a gold mine. Be one of the first buyers before the prices basically double. And then rent to a wealthy tenant.

First property was in a growing area. I had trouble finding decent tenants. Always some issue. All my next properties I considered the type of tenants I would get.

I ended up selling my first one without a 1031 exchange just to get rid of it. I maybe came out a little bit ahead but was done. Two years later with this housing boom it would have been easily worth 100k more. Most of my other properties have made gains 2 or 3x that in less time. Biggest regret is not buying more sooner in areas I also would want to love. I have lots contracted but also starting to sell and capture equity to de leverage a bit. Who knows what this world is coming to :).

The bank loans are gonna get you. Terms are way worse than home with lots of fine print. Also, things are expensive. I only pocket 60% of my rents and that goes to mortgage presently.

An investment-minded realtor will make a huge difference in finding a good property that rents easily. They will also tend to have contacts that will help you manage it remotely. Don’t just think any old buying realtor will do…

I wish I would have bought more 😀😅

Currently 25 years old.
Goals:
* Own a home in a HCOL
* 2 kids (eventually)
* Retire at 50 on $125k/year.

Envelope math:
* $125k/year would require an investment portfolio of ~$3M.
* Targeting a $2M home (split with partner)
* 2 kids - $1M to raise both (including college fund, split with partner)
* $500K buffer for unexpected expenses
* 33% tax

Therefore, 6.5-7M retirement savings needed. To hit this (assuming 6% return after inflation), I’d need to save ~$110k/year.

How does this sound?

How much rent should I be paying?

In DXC, PF amount is not credited in to EPFO directly.
We have UAN and it looks like not activated.

I would like to hit fire between 40-50. Currently 27, 185k total comp (125 for me and 60 for partner). Like my job don’t hate it don’t love it. Does an MBA make sense? How concerned are you about inflation? We have 70% savings rate and 50% of our expenses are housing / utilities of which the largest part is rent which is a fixed contract (no CPI escalation, no automatic increases, paying same rent for 4 years). No car as we are living in a large city. So if I look at the components of CPI and what’s rising I am feeling pretty „good“ about it. The one thing I am „worried“ is asset inflation but obviously that benefits me directly. What am I missing?

I am not originally from US but I have been living and working here since 2018. Unfortunately I do not have any knowledge in IRA, Roth IRA, Backdoor, etc…so for for now what I do is to max out my 401K just to match what my employer pay and I invest all my money using an investment account with Merry Linch (guided investment).
Is there an easy way to learn more about this topics? (Something very simple like “for dummies”) everything that I found so far is confusing to me…
