Under contract finally! I know there’s a lot of steps between now and closing but any advice on some of the first things we should do when we close?

Take a deep breath. I can't stress that enough. It's a very exciting and stressful time and it's easy to forget to step back and celebrate the major step you've just taken. Congratulations!

like

Try not to stress which I know is easier said than done. I spent so much t8me stressing that by the time it was said and done I wasn't even excited about the house. Make sure to enjoy the little bumps along the way because buying a home is very exciting.

Pop open a bottle of champagne and celebrate! Haha and after that you can change the locks, and put the utilities in your name, and do a deep clean (or hire someone to do it). But for the moment, just let yourself be happy!

Change locks, change of address, change utilities into your name, save all important documents and files as it repairs to household items (new purchases, repairs..), consult with a tax person to get the benefits of home ownership…

I am a business development manager in a small biotech incubator. My end goal is to work in commercial, BD or operations within a big pharma/biotech company. What would be best for me:

1) stay in my company to quickly become BD Director and then exit (however my learning opportunities within my current company might be limited)
2) go do consulting for a few years
3) any other recommendations?

Thanks!

Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

I'd like to buy, but the market is absolutely atrocious currently

If so what kind of mortgage rates are you expecting?

My partner bought a new truck earlier this month. We’re hoping to joint-purchase our first home next spring. Is there a “best” time to get pre-approved for a mortgage? When should we start the home buying process?

So far we’ve kept our head in the realtor apps to see what the market is doing.

Rent just went up, pressure is on!

Anyone here willing to connect/talk about buying a house in Toronto. Would really appreciate it. I am just overwhelmed thinking about it and not taking any action.

If I see one more article on how millennials are ruining the economy or housing market by not buying enough homes or selling enough homes I'm going to scream. We were saving for 3 years before Covid and had to use a solid chunk to take care of ourselves and our families during quarantine. Now that we're ready to save again inflation and COL are at an all-time high and we're headed into a recession. And somehow this is my fault for what...not being a boomer? Bffr.

I went from making $70k the last 7 years to now started a new job a month ago making $130k plus $10k bonus every year, and $60k in RSUs. I have $70k in my 401k and around $50k in savings. Want to get out of the Silicon Valley which has been home my whole life and buy in TX or AZ a ~$400k house. I have about $20k in student loans which my dad has offered to pay (wants to make up for never supporting me) but I’m waiting to see what Biden decides for student loans. Is this feasible? Credit is ~615

With interest rates between 6.5% and 7.5%, it is safe to say that buyers are slowing down in their search.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.

I am brand new to the process and keep hearing conflicting reports. Should I be waiting out the market? Or is this the perfect time to buy if you can? I don't trust all these realty sites telling me I should buy now.

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

Would like some thoughts on a 2-br NYC condo my husband and I are considering. $250K HHI (no kids). No loans or debts, both have newish cars fully paid off.

Offer would be for $725K, with 10 percent down. 30yr mortgage @5%. We would need to include closing costs in the mortgage, to keep about $10k liquid. Monthly costs will be about $5k.

This unit is special, very rare (we’ve rented in the area for 10 yrs and know the local market well). Should we go for it?
