Look for best schools. Your kids mental health could get destroyed if you live in wrong school district. Or will need very expensive private schools.
Highest rated school districts are issaquah, lake Washington (Kirkland area), and bellevue school district.
Also owning is very expensive in these areas. Renting is also very expensive. $250k will get you in the door in theses areas.
I am a teacher in the Issaquah School District and the schools are rated pretty high, as someone has already shared. We still have pretty large classes, up to 33 students at the middle schools, larger in music and PE classes. Students have a lot of support from their parents, and overall perform well.
I say not comfortable, except if you are willing to commute for a less expensive house, but you have kids so school district is going to be important. I am in Bellevue with three kids. Live in a $1 million dollar at the time we purchased with 20% down. House has not been updated since built in the late 60’s house. The budget is tight especially with the kids wanting to do various extra curricular activities, one in preschool, cost of hiring the occasional sitter at $30/hour, high cost of eating out and everything in general. Definitely don’t play the compare game and cross your fingers your kids don’t either, like someone said above you got be okay with a million dollar home and houses down the road being four million.
Also look into homes in Renton! Very convenient area and the i405 can get you to redmond/kirkland in 25 mins
Agreed - Avoid Renton school district. There are places in Renton that are in other, much better districts, like Issaquah district in the East Renton Highlands, where I live. You’ll pay roughly 20% more for a house in the highlands if it’s in Issaquah district vs Renton district.
It depends on your level of comfort and wants. Personally at that income level I’d look in Issiquah so I could have some property to relax at while still being close enough to everything and with great public schools
Issaquah with kids is great. Klahanie and farther up into Sammammish are really nice suburbs but starting to get a bit pricier than Issaquah but not as high as Bellevue or Redmond (last time I looked).
I make $225k, live with a roommate in Seattle, and feel like if I had to pay for kids I would go broke. Sure I could save costs by cooking more low cost meals and sacrifice other “fun” expenses, but I think 250 is “possible”. You definitely won’t be saving much though
Check Zillow for home prices in the area. Single family homes range heavily in Redmond but likely coming down in next 6 mos due to economic outlook
wow, that is a good salary and would be comfortable.
If you’re willing to drive a little farther and looking for something a bit more remote and mountainous, check out Snoqualmie and North Bend.

All depends on your expectations. I earn about that and get by just fine. I live in a 70 year old house on a nice lot in a good school district. As long as I don’t compare myself to the neighbors who live in $4m homes down the street, I’m fine.
I agree with what everyone said above. You can def live comfortably on that salary but it depends on what is comfortable for you. You may have to live in a different neighborhood than where you work/go to school but you can still live comfortably.
