WWYD - Have a rental prop in a top school district in TX that I got for 270k, owe 232k,can sell for 340k (maybe more) right now. Prop was owner occupied for 14 months of last 5 years so won't be paying tax on profits.P-500, I-700, Escrow-650. Nt making xtra pmnts towards Principal. Qn is-Sell prop and invest profits in stocks, ETF etc. OR keep the prop & continue renting? Finding tenants is easy cos of top School Dist. Have already invested 60k in the market and planning to add 40k from savings.

WHAT ARE YOUR INVESTMENT OBJECTIVES?

Thanks EY 1 - forgot to add that imp detail. Yes , I am making $150 more in rent than the monthly mortgage.

like

I was in a similar situation in 2002 in NY and sold the property. Regret it ever since

like

Regret it because it would have given me great income right now and get me closer to retirement .

Where in TX? If in Austin I would keep since that market is blowing up.

like

Keep it and continue to rent it out.

Thanks for all the replies guys - I'm in a dilemma but at least it's a good dilemma. Will do some comparative analysis and then finalize.

Which school district? (I’m looking to buy my first home, so just curious)

Frisco school district

First in my family to go to college, parent is abusive so I have no safety net & had no help. Worked full time all through college & still graduated with 30k in debt. I’ve been paying really aggressively on my private loans since the federal pause and I checked today and I now only owe 2800 in private. Pretty sure I owe 11k in fed & I qualify for the 10k. Honestly trying not to cry from sheer relief.

It means ICOs are no longer open to anyone. You have to be a certified investor with the SEC. This is why Filecoin is conducting their ICO with CoinList instead of on their own. CoinList ensures their ICO is only open to certified Wall Street investors and makes sure FileCoin's ICO is treated as a normal IPO.

Granted please correct me because IPO investing is something I don't know a ton about.

I recently bought my 1st home in TX. I want to get into real estate and eventually own/rent out multiple homes. Are there any good recommendations/tips on books/articles/websites that others have used to get started?

I've read about HELOC and cash out refinance to get a 2nd home but articles are so scattered that it gets confusing which is better in terms of tax benefits and immediate costs, etc. Anything others have found helpful that summarized how to get started would be great!
