23 years old - have ~15k liquid (and can save more in next 6 months) to use as a down payment with FHA loan on a 2-3bed place in HCOL east coast city.

Deciding between getting a condo, or waiting and getting a single home or multi family. Have a lease signed through 9/2025 so won’t be buying for awhile.

Any tips or tricks? Good idea to start this early? Anything to be aware of?

Only buy if you know you’re going to be there a while. In your twenties things can change quickly

I bought in MCOL east coast and went conventional loan with ~50k liquid with a “cheaper” house with minor cosmetic repairs and still not enough money to get everything done after mortgage, taxes, insurance, and bills. I won’t discourage you from buying now, since I don’t think the outlook for buying a home in the next 5-10 years is great, but be smart and only buy if you’re able to visualize living there for 10+ years or maintain the property to rent. It’s a big expense for couples, let alone one person unless you have great support system to help with questions, repairs, projects, etc.

This makes me think buying a condo and having a #1 goal of building and eventually rolling over equity is the best idea

Sfh is much better. Condos have struggled in certain markets.

Avoid HOA. SFH over condo… land would be great also as there isn’t more of that being made, lol!

While registering on Fidelity, I am asked to chose between FDRXX/FDIC .I would want to chose from available options and invest money. Which option I should be choosing of both ? I’ve always been a big saver minimum 15% to maxing out my 401k since I graduated college. I’m married to someone who thinks 6% is enough and likes $$$ cars. Other than the cars, they dont really spend money. For the married 🐠, how do you have the conversation with them that what they are doing isn’t enough? Seeking feedback on GAP insurance. I had a family member who purchased a car in June or July. They were in an accident last week and it sounds like the car will be declared a total loss. Car was $35k, $7k down, finance $28k. Gap insurance is through lender, not auto insurer.

I racked up about $20k in credit card debt due to a confluence of things happening at once (move, school expenses , etc ). I have a fair amount of paper assets but not a much free cash. Under contract for nearly 1.1M. Wife and I are at HHI $315k. Will go up in the future, $400k in 3 years and $500k possible in 5-7 years. My boyfriend and I make 200K combined and live in NJ. We have $1000 in monthly car payments combined. That’s all we owe. Our credit scores are in the 800s. We have 50K to put down on a home. I spent the last 3 months "growing up" & now I'm ready to go. 1st thing is for me to get my own place. I'd like to buy instead of rent because I don't want to pay someone else's mortgage.

I'm thinking of selling my car & cash out some of my 401k to buy a house. My thought is to put down 3.5% for a FHA loan then make a big payment towards the principal to reduce long-term interest.

Why do 403b have such I fees? I almost want to stop contributing all together or just minimum 6% to meet the match. Possibly just rely on the pension but what if it’s underfunded when I retire?

I have a LOT of credit card debt. It has just grown over time and I can’t find my way out. I’m considering debt consolidation, specifically a company called National Debt Relief which seems legit but I’m just so hesitant because I’m scared to make my situation worse. Or a personal loan to pay off all the CC debt and then have a smaller all in one payment. I’m intelligent and I work in finance, it’s so embarrassing. HELP.
