Any thoughts on buy down programs - specifically 2-1 plans? Looks like we can reduce our monthly by $1200 for the first year and then $600 for the 2nd year before having the 6.5% in the third year (presumably would refinance sometime before then).

I know some people feel very strongly about whether or not to do something like this. Does the decision basically come down to a gamble on whether interest rates will drop in a big way in the next year for quicker refinancing or not?

Can I just vent on how annoyed I am with the increase in “priority boarding” of people that are able bodied? I am happy to let them on first. But I think they should get off last. I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. I’m in Dallas and have been renting for 5 years. I don’t have any savings, but have about 30k in my 401k. Im thinking about leveraging that to buy a condo/or house.
