Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

Under contract for nearly 1.1M. Wife and I are at HHI $315k. Will go up in the future, $400k in 3 years and $500k possible in 5-7 years. We have $300k in non-retirement funds, $260k of which will go towards acquiring the house. We have 2 kids and will probably reduce (not maxing) retirement accounts next 18 months to do this. Anyone have any thoughts or feedback? We’ll have to live on a budget and watch but I feel we’ll get used to it and income will grow.

I’ve suffered from workaholism for a long time. Thanks to a lot of great self help books and therapy, I’m no longer putting work on a pedestal and I’m spending a lot more time on self care and my marriage. A company has 2 candidates, aged 25-30, equal in every respect save one’s a man the other’s a woman. Maybe the woman is a slightly better candidate overall. They’d have equal comp.

Company considers the woman a riskier bet due to possibility she’ll take maternity leave — and considers the man less risky for his ineligibility to take as much leave. 🤷

Starting to see a lot of compensation threads and even within the same city, the variance of salary is really noticeable. I didn’t expect the spread to be this high, especially in high COL areas.

I saw this townhouse in a prime location in my city for $350k (cheap for the area). The floors are all messed up though but the buyer said they’ll either lower the house price or give a credit for closing cost. There’s also a lot of nicks here and there (some locks missing from door, dents, scratches, stains, and some things are loose). But overall, the house’s architecture and design is so beautiful. We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.
