As someone who invests in NY, don’t invest in NY.

The state has become un investable post Covid, due to changes in landlord/tenant laws. It’s become so bad, that many law firms won’t even offer their services for landlord & tenant disputes.

With any luck I’ll be selling my last property next spring.

I’m trying to leave the business, so I haven’t don’t research on states were the landlord & tenants laws are more in favor of the landlord in a couple years. So unfortunately, I can’t give you a specific answer on that.

That said if I were starting over I would look at states that have landlord favorable laws. For example, laws that make it easier to evict, collect missed rent, and processes for enforcing property damages.

If you don’t follow TheFIcouple on IG, you should. They own a bunch of properties in upstate NY and have a lot of great content

How about NJ? Anyone tried investing in NJ not around NY city ?TIA

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. I got a decent deal on a small 1 bed in a luxury building (hell’s kitc). Should I do a 12 month lease or 24m?

Got the rent negotiated to under 3k + free amenities for a year (gym, pool, etc.). I’m afraid rent will atleast go back to the original price (+5%) and then some. The building has some sort of rent control but that’s predicted to go away in less than 1 year as per the lease. The legal rent limit is way higher.

Everyone says Geico car insurance is cheap . However for me it is most expensive. I went for Allstate/State farm which were cheaper than Geico. Am I missing something?

Loan payment question. I have two federal loans. One has no accumulated interest and is ~$110k. One has about $19k of accumulated interest (I previously made an embarrassingly low amount of money), but the total is ~$140k. While the interest is still frozen, do I: 1) make payments on the $110k principal amount only to maximize driving it down; 2) make payments on the $140k principal amount only to maximize driving it down; 3) make payments on the $19k of interest on the $140k loan; or 4) ??

Do any real estate lawyers out there know of/can direct me to a ROFO agreement to purchase commercial property? I’m working on one now (but using a ROFO to purchase equity interests as a basis) and would like to see what other people are doing. Finding a good one has been hard, as this kind of thing isn’t always required to be filed with the sec and every search I’ve done basically pulls up garbage. What is your understanding of the norms around whose names end up on a brief/complaint/motion papers etc.? I’m a midlevel at an AmLaw 20 firm and have twice been the principal drafter of something only to be cut from the signature block. Any books/self help materials for someone who is constantly worrying (and waste a lot of unnecessary time)? E.g. No matter if i pass or fail an interview, there is always something to worry about. Bought a 300k end unit townhouse in Atlanta, 14 months ago with 10% down (3.65% interest rate). Prices in subdivision have been increasing over that period. This month 2 non-end units listed for 330k and sold right away. The opposite end unit on my 5 unit building was listed for 340k and is currently pending.
