I started a few new business ( with debt) this year, and because the way my taxes looked with other losses it looks like I didn't make a ton of money. Now my credit dropped from 800 to 720 and I'm having trouble getting credit. Despite having a perfect payment history and fully able to cover all liabilities. Any way to get the credit up. If I pay off my liabilities then my credit history gets shot with young accounts. What's the best way to handle this?

I am sure this is a question with an obvious answer, but does anyone else just feel absolutely trapped in a job they hate because of their student loans? I’m three years out of law school and I still have $160K in student debt despite making aggressive payments. I work in a larger firm (not big law per se, but 250+ attorneys and big for the market). I am pretty unhappy with my job the vast majority of the time, but I feel like I have no options. $160k at 6% and 7% interest cannot be ignored.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. Currently: 28k student loan, 12k left on car payments, 0 credit card debt. 27k in savings + 3k in checking, 10k in stocks. 766 credit score and opportunity to get VA mortgage as a vet (aka no penalty for no down payment) Is it a smart move to purchase a 2|2 (325k) in an upcoming neighborhood, plan on maybe getting a roommate although I could afford the mortgage alone, but to help put more money into loans?
