I think you should look into it and be fully informed. There are usually free seminars on the local programs. There are many down payment and closing cost assistance programs available and not all have income limits. Some professional ones, like for doctors are $0 down up to $2M home price. In FL, a person may qualify for multiple programs depending on the city and county. The FL statewide program gives up to $35K and the income limit in the Orlando FL area is $131,700.

You should shop several mortgage professionals - at least 3 - based on referrals from people who have recently purchased or get a list from your Realtor. It will not hurt your credit if you make all your inquiries in 7 days. I recently looked into this and spoke to the mortgage company that works with these types of loans- the income levels are dependent on where you are looking to buy… his advice to me was that the seller can see you would be using one of these grant programs and that , for some reason, may put you at a disadvantage if there is a lot of competition for the home….
I think the income limits on these are pretty low like basically you have to make minimum wage to qualify, in which case you probably can’t afford a home in today’s market anyway so they seem pretty useless
