Are First Time Home Buyer grants worth looking into? My broker doesn’t seem to think so.

I recently looked into this and spoke to the mortgage company that works with these types of loans- the income levels are dependent on where you are looking to buy… his advice to me was that the seller can see you would be using one of these grant programs and that , for some reason, may put you at a disadvantage if there is a lot of competition for the home….

I think the income limits on these are pretty low like basically you have to make minimum wage to qualify, in which case you probably can’t afford a home in today’s market anyway so they seem pretty useless

Yes, I think that’s the main issue.

What rates are people getting for condos? I’m thinking about selling my condo (I had 3.25%) but my realtor said that the rates are so high now that if I were to buy a similarly priced place, the monthly payment would be like $800 more. I’m bad at math, so I wanted to ask here to confirm this is accurate. Mortgage is around $700k

Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home
