$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?

My dad who lives in Asia just announced that he had a medical issue. I’m starting to enter the age where I’m going to take care of him financially. It’s a $2,000 hospital bill which in the US is nothing compared to what it represents there (which he can’t afford). He’s going to be fine! I recently sign a lease. The apartment will put my security deposit into an interest-bearing account and requires me to fill out a form W9.
