I had a good experience with First Republic Bank if that’s available in your area. They’ve changed the offerings a bit since I first refinanced, but it was the lowest rate I found a few years ago.

I did as well. Refinanced ~4 years ago so I think the programs are very different now with significant capital commitments so not sure how great it is anymore.

Was 2.9% for 15 years when I did it.

Credible is what I used. Allowed me to compare a bunch of rates from different lenders
2.98% with under $500 monthly payments is what I got this year

I just got 2.98% through CommonBond (Credible). Application is slow, but I hope it works out. Sofi had higher rates.

27 F. Work as 1st year associate in Big Law NYC. Should I got for
7ARM - 4.25% interest rate
30 fixed - 4.75 % interest rate

Banker is recommending 7ARM but wanted to get general opinion as well.

My boyfriend and I make 200K combined and live in NJ. We have $1000 in monthly car payments combined. That’s all we owe. Our credit scores are in the 800s. We have 50K to put down on a home. We have done the math and I know we can afford much more but he doesn’t want to buy more than a 400K home. I’m almost positive we can afford 500K and be more than ok. 22 years old and currently focused on using my left over income to invest and pay off my debt. I am set to pay off my college loans by next year and, when I do, I want to look into investing into real estate. Feeling grateful & proud as I reached my goal ($50K by 25) 5 months early. But I can’t help feeling a bit overwhelmed. In the lifelong scheme of things, $50K doesn’t seem like much. I worked really hard and sacrificed a lot (including mental health) to get to this but it seems a little tiring knowing I still have so long to go. I recently moved out and in with my BF so my expenses are split, but nonetheless they are still expenses. Any tips on continuing this journey and keeping the drive?
