can i qualify for first time home buyer mortgages if my now husband bought a home before we were married?

In general, no you can’t

However, first time homebuyer mortgages are kind of a trap. There’s no such thing as free money, and these programs end up being very expensive. For example, lowering the down payment amount to 3.5% means that you will owe an extraordinary amount in your monthly

Or sometimes you can get a loan for your down payment as a first time home buyer…but that loan is very expensive with a high apr

You should talk to a local lender.

You can qualify for first time homebuyer program if your husband isn’t on the loan. He can still be on the title, just not the loan. If both are on the loan, then first time home buyer won’t apply.

Making a lot of money relative to the average but feeling poor? Median after-tax income was ~$55,000 in 1981 and was ~$73,000 in 2020. Using a Bank of Canada inflation calculator $55,000 in 1981 is equivalent to ~$165,000 today, which would put someone in the top 10% of earners today. But in 1981 the median family had that extra money. Who can I blame?

Do you pay your credit cards in full every month?

I ask because I’ve let my credit spending get a bit lax since moving and adopting a puppy recently, so I haven’t been paying them off in full every month like I used to (though still well above the minimum payment, and keeping utilization at 30% or under). It got me thinking about how many people adhere to this advice.

Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Happy to add more details as needed

Thanks

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

I saw this townhouse in a prime location in my city for $350k (cheap for the area). The floors are all messed up though but the buyer said they’ll either lower the house price or give a credit for closing cost. There’s also a lot of nicks here and there (some locks missing from door, dents, scratches, stains, and some things are loose). But overall, the house’s architecture and design is so beautiful. Would it be worth it to get it and fix it up? Or find a newer house with less maintenance?
