Do you regularly have pest control come over or do you diy it? I'm thinking of paying someone but it would make cashflow negative when I just paid for a new roof. Multi family 2 units. Thank you for your help very appreciated

Would doing it once a year still cause negative?

like

If that’s $200 cash flow a month, just do it once a year if it makes you feel more comfortable

In 15 years neither I nor my tenants have paid for nor needed pest control. I wouldn't think this is a common need unless your specific property Has an issue. Just skip it until a problem pops up,it probably won't.

Where is the property?

I have properties in Arizona, and I pay for quarterly pest control. The thought of scorpions showing up in a house scares me enough to do it.

A lot of pest control companies were pushing for monthly visits, but quarterly seems to be enough. I also shopped around and got a promotional rate that has only gone up a few bucks after the promotional period.

Like any sort of professional service, shop around a bit and you might find some economical options.

Property is in Newark NJ, someone got shot right in front of the house that sort of tells you the neighborhood. I think because it's also surrounded by trees (big backyard w grass too not overgrown though) there's mice. No other pest though.

I don’t have pest control at my personal home or my rental house. One time my tenant said there were a ton of earwigs everywhere and I paid for a single treatment.

Not in a two family house. Only for larger buildings

Mice aren’t a pest you need to worry about unless someone hears them inside the house. As long as there aren’t any known ways in, you shouldn’t need pest control.

So I’ll tell you that when pest control came to my house I talked them down from $150 bi monthly to $80 bi monthly. Then my buddy told me California allows purchase of chemical grade stuff that the pros use so I bought some for like $80 that last will last me a year & a half to 2

Does anyone know the answer to this? - My first mortgage statement was generated on 11/2 with a due date of 12/1 and includes a month of interest based on the balance on 11/2. I plan to do this every month.

We got poor results at our current clinic and, happens that our clinic is rated lower on SART website. Wondering if the lab quality is the reason or if the clinic handles complicated cases that lead to lower outcomes. Overall, unsure if we should switch clinics or just try again at the current one. Thanks.

Currently 25 y/o making 70k/year in Boston. I grew up pretty poor and I have minimal financial education. A lot of my salary now goes towards helping my parents get out of debt. My parents are no longer able to live on their own, so considering selling my grandmas house where they live (maybe 550k), paying off their mortgage (100k) and buying a duplex (between them they make about 55k/year). Is buying a two family home a good investment ? How much can I afford to spend on a new house?

This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. My question: is that type of clause even legal? (Cont)

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Happy to add more details as needed

Hi all - any advice for a first time real estate investor looking to make their first purchase at the end of 2021.

I plan on saving $50K, for a $350-400K property in the Long Island, NY area for my first property. Does this sound reasonable? And does anyone have any experience & advice investing in the LI area?

Id like to rent it out for some positive cash flow that I can then start using to save for my 2nd property (sounds easy when I type it).

Thanks all for your input - stay safe!
