Would doing it once a year still cause negative?
If that’s $200 cash flow a month, just do it once a year if it makes you feel more comfortable
In 15 years neither I nor my tenants have paid for nor needed pest control. I wouldn't think this is a common need unless your specific property Has an issue. Just skip it until a problem pops up,it probably won't.

Where is the property?
I have properties in Arizona, and I pay for quarterly pest control. The thought of scorpions showing up in a house scares me enough to do it.
A lot of pest control companies were pushing for monthly visits, but quarterly seems to be enough. I also shopped around and got a promotional rate that has only gone up a few bucks after the promotional period.
Like any sort of professional service, shop around a bit and you might find some economical options.
Property is in Newark NJ, someone got shot right in front of the house that sort of tells you the neighborhood. I think because it's also surrounded by trees (big backyard w grass too not overgrown though) there's mice. No other pest though.

I don’t have pest control at my personal home or my rental house. One time my tenant said there were a ton of earwigs everywhere and I paid for a single treatment.
Not in a two family house. Only for larger buildings

Mice aren’t a pest you need to worry about unless someone hears them inside the house. As long as there aren’t any known ways in, you shouldn’t need pest control.
So I’ll tell you that when pest control came to my house I talked them down from $150 bi monthly to $80 bi monthly. Then my buddy told me California allows purchase of chemical grade stuff that the pros use so I bought some for like $80 that last will last me a year & a half to 2
