Hi Fishes, I have received an offer from Barclays for AVP position. But the role discussed during interview was for Tech Delivery Manager whereas the offer letter mentions it as Tech Delivery Lead. Can you guys please suggest if it is the same role or should I request recruiter to get the role updated? Walk around Rosedale and you’ll see single family homes literally next to a subway station. Same goes for the entire Danforth strip and Summerhil. That’s the opportunity to build higher density not the green belt.

No, it absolutely is not. I found like hell for wetlands in Pickering and Ajax, WON, and now someone has destroyed them anyway and no one seems to know or care who.
This project delays the inevitable. With >40% pop. growth slated for Toronto over the next 25 years the existing houses will need to be demolished to make room for denser buildings. How many single family homes with big yards exist in NYC? That is the future of Toronto albeit on a smaller scale.
How many trees get knocked down and people go homeless before we realize this I can't answer

I don't think it is a good idea. I agree with all of the comments above.
No need to destroy some of the only decent land in the whole country (remember Markham/Brampton 20+ years ago before an influx of people), just look at large cities around the world. They are higher density. Apartment buildings are built to last, where a family can actually live in one for decades. There are more options to choose from depending on one’s life stage. Quality is higher and cost is lower, how do you square all that?
Toronto is the epitomy of crumbling infrastructure, terrible RE build quality (you can barely live in some of these apartments), low density and ridiculous zoning. Growing too fast with inept leaders.
It’ll get worse too. Governments want more immigration every year. Yet we don’t build housing fast or smart enough.
Issue with Canada is that though it is a relatively equal society (this is actually eroding), economic cartels and political corruption is rampant. Look at our telecoms, banking, RE development, immigration, etc. all a joke. IMO new unskilled immigrants should be forced to live outside Toronto/Vancouver/Montreal for first 5 years. Build up some other cities in Canada.
What are the many other options?
In theory, assets don't just inflate itself. It should be deflationary, due to the deprecation effect ( things age and get worse in value over time ). Only when more money chases the same volume of asset, then it inflates.
Ask yourself, where did more money come from.
No, all that land is already owned by builders. Just waiting for Ford to cut down the green belt.
I’m for it unless immigration is greatly reduced. Immigrants should be able to purchase a house with a backyard as opposed to paying someone’s mortgage off by renting their dingy basement.
