Does anyone here own rental property in Houston? I am looking to purchase a duplex for passive income. Ive owned other rental properties and I'm looking to expand to another market that is affordable yet can yield decent rental income. Open to any thoughts on pros/cons of owning rental property in Houston. TIA

Here. Be very conservative on assumptions (expenses, insurance, vacancy, etc) Tough market so do your research very carefully.

Texas property taxes kill most deals. If that doesn’t, insurance will.

Fair point. I did see that come up as I was doing more research on the area.

Where are you going to find a duplex in Houston?

I've been here all my life and have several friends who are re investors. Barely any exist in this entire county.

The internet, realtors - Ive had no issue finding them. They definitely exist 😅 Zoning laws in Houston are also more lenient than other states making it more conducive to multi family property development.

Hypothetically, if BBB was delayed and brought to the Senate floor next year (let's say February 2022) and passed, and the January 1st date for ending Roth conversions is left unchanged, what would happen to Americans who performed After-Tax 401k to Roth conversions in January? Would 401k custodians have to reverse the transactions and somehow factor in gains earned in users' Roth accounts since the conversion? Could there be penalties?

Wondering what options I have to make this as tax efficient as possible (legally), considering a salary sacrifice pension and student loan.
Also what are you investment recommendations? Stocks and Share ISA? What are the good alternatives?

The work I do is equally difficult and I have a smaller team because people have left, so there is no way “type” of law justifies this. I think I just did a poor job negotiating my salary and raise. I feel like it’s reasonable to not kill myself further to fit in more/turn things around faster at this point, but am I being unreasonable? I expect my workload to remain at this level through the end of the year at least.

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

My assumption is that one makes money in RE with leverage. So, would you never let your equity in any given property get above certain% (I.e re-leverage and invest elsewhere) or would one eventually want to own a property outright?

Hi all - any advice for a first time real estate investor looking to make their first purchase at the end of 2021.

I plan on saving $50K, for a $350-400K property in the Long Island, NY area for my first property. Does this sound reasonable? And does anyone have any experience & advice investing in the LI area?

Id like to rent it out for some positive cash flow that I can then start using to save for my 2nd property (sounds easy when I type it).

Thanks all for your input - stay safe!

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!
