Yes, I use a real estate minded CPA. I previously used a small business minded CPA, and even though that cost me several hundred dollars, he saved me thousands in both taxes and headaches.

When I switched to a real estate minded CPA as my real estate investments grew, the cost went up significantly but so did my tax savings. The right accountant can guide you down a path that will save you 5 figures in taxes per year, which more than funds their fees.

Also, the CPA doesn’t need to be located where you are. Most real estate minded CPA’s will operate across all 50 states because the nuances of state tax law are small compared to the federal tax law where most of your taxes are going.

Yale SOM (no $) or Johnson with a full ride? Goal is consulting (not MBB or bust but MBB is the target) in New York City. Will have to take out nearly full tuition loan for Yale. Concerned about Johnson’s strength in consulting placement even for T2; seems to have mixed reviews. Could also reapply this fall and add Tuck and Kellogg to the mix but unsure if it’s worth the risk as this fall may be very competitive.

We moved into a 25 year old home recently and inspection was clean. There’s one room downstairs with built in cabinets that we ripped out and patched / repainted, however the non-uniform drywall texture was very obvious so we called drywall repair out to retexture (orange peel look). They spent a day sanding down and retexturing and it looked great, waited 2 days per their instruction and primed / repainted…

We have fully renovated our house, now nearly everything is new. new windows sidings all interior finishes newly expanded yard etc. we are on market for a while now and haven’t received an offer we wanted. Feedbacks are no grass in backyard and price is high in the neighborhood. However almost none of our neighbors’ house have been renovated like ours and our appraisal came higher. We own a rental property that has appreciated quite a bit and have the opportunity to do a 30-yr cash out refi at 75% LTV that would leave us with about $200,000 at the end of the deal. Rent currently wouldn’t cover the costs and we’d need to deploy the cash and earn about $750/mo to break even. We’d ideally like to use the money to invest in other property and syndicates. Seem like a good idea? Not sure if we are over leveraging ourselves and it’s worth the risk.

Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer? We’d rather lose the house than overpay, so this concerns us.

Lender shopping before I close out on my first home. Is 3.5% a good rate for putting 20% down on a home? How can I go about having my lender match other lenders? For context, the home I’m building in Texas has a lender that will cover $5k in closing costs if I go with them, and that’s the rate they’re giving me.
