First time home buyer: If I bought a house with a conventional loan and due to unforeseen circumstances had to move and have been in the house for less than a year, could I rent it out or would I be forced to sell?

OP, I was in a similar situation. Conventional loan, owner-occupied provision for 1 year. Unforeseen circumstances forced me to rent it out without the first month. I was super anxious about it so I contacted the lender to see if it was fine, they were really confused because they were like I don’t care. I had them send me a letter confirming it just for my records and peace of mind, but in reality as long as they get their money they don’t care

Yeah - only thing the lender cares about is getting paid on time. Oftentimes, just doing it and asking for forgiveness later is the best approach.

Don’t know why you couldn’t rent. Unless property is FHA, VA, etc. I’m not aware of any mandates on time spent in a property in order to convert to rental.

Aren’t the loans given out under the assumption that the owner will be living in the property for at least a year? What am I thinking of... 😅

No issues. Just make sure you update your insurance to be applicable to having renters after you purchase. Do not mention this to the lender or insurance company during the loan process.

So wanna run something by you all. Looking at insurance plans. There are 4 plans that allow an HSA. 3 of the 4 are identical.
500 firm contribution to HSA = ~21/ pay period. Add that to lowest HSA premium plan. It still comes out lower than the out 3 plans. So what am I missing?

Misled on Maternity Leave Policy. I found out I only get 4 weeks pay for maternity leave (STD +“sick days”). I will take 12 weeks but wont get paid for 8 weeks. I work for a US, west coast based company in the tech/VC industry. Their website claims to offer “paid parental leave and other progressive benefits for parents”. I didn’t find out until after I was hired their pay was only 8 weeks but since I have been at the company less than 12 months, I don’t qualify for their policy. Is this unfair?

I'm a first time home buyer and got pre qualified back in Jan. Hard pull on credit docked me a few points. I wasn't able to close and now considering another hard pull for a different mortgage company offering better rates.
