First time home buyer - my wife (23F) and I (23M) are currently renting. From our corporate salaries and sizable bonuses, we have money to invest in real estate. I would love to “house hack” a multi-unit, but we simply don’t want to give up the downtown high rise living we have right now. What options do we have other than paying 20-25% down for a single family rental house? Do I lost the FHA for my future home if I buy an investment property right now?

Should I ask Chicago for an answer? Or should I wait until there's an offer from DC judge? Maybe seems better to withdraw before an offer is made rather than ask for time to think about it/turn down DC? What's proper etiquette?

I went to a T14 law school, got great grades and glowing recommendations, and wrote (what I thought was) a great writing sample. But I got rejected from all 70 federal clerkships I applied to. The only thing I can think of is: I took a non traditional route after law school and did a 2 year public interest fellowship in a niche field of administrative law. Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house. I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.
