Yes, if you are that ready, hire an agent. Upnest.com will connect you with agents and they will offer you a rebate from their commission. I got back 23% of my agents commission. You will probably get 3-4 referrals that will give you a bid based in the rebate. You can interview them and decide if you like any of them.

I’d talk to 2 or 3 agents to get a sense of who you vibe with. I always suggest finding an agent who recently represented a seller on a closed transaction in the neighborhood you’re interested in as they will know what the competition is submitting for bids.
If you have the cash, it will definitely make the transaction smoother, but there’s still a strategy to how you present an offer and what elements you put in your bid to make it attractive.
Go to open houses and meet an agent there and give them your info and work with them. That’ll be your best bet through the process.
Find an agent. If you have friends or coworkers who bought in the state you wanna live in, see if they have a recommendation.
They should have recommendations for where to go to get pre-approval for a mortgage. Basically. Once pre-approved, you’ll be able to tour homes and make offers.
Before talking to anyone, you should have a decent idea of how much you’re looking to spend solely because your realtor and mortgage people will ask. Play around with that mortgage calculator on Zillow to figure out a home price and down payment % that makes sense for you. Know that you can put as little as 3% fof a down payment but of course your monthly payment will be higher. Budget something like 3-6% for other closing costs associated with the purchase.
