First time homebuyer - there’s this house I walk past daily under renovation and I’m interested in seeing if it’s for sale. I know I need to get preapproved first. Who do you go to get pre approved? I’m looking for someone that doesn’t hound you with calls constantly like rocket mortgage. Also, is this the time that you shop around for rates or is that later on?

I would figure out if this house is going to be flipped before wasting time on anything else. It’s just as likely that the owner intends to live there. I would look at the tax record and see if the owner is an LLC or an individual. I would also figure out who the realtor was in the last sale (either buyer or seller) and see what they can tell you about the owner, finally, if the contractor has a sign in front of the property you could call them and ask about the owners intentions.

Talk to any bank they will give you a pre approval letter you don’t need one to see a house on market

- most recent 2 paystubs
- most recent 2 months of bank statements (to show you don’t have major unexpected expenses that pop up)
- most recent 2 years of tax returns

I bought in ‘04 and ‘07. Both at the time being considered not great years to purchase. I rented them out and have sold and bought other houses since then. I now have over $3 million in equity across 3 properties. it’s never the perfect time to buy, but you have to think long-term.

I live with my mom (Property owner) in delhi and pay 16.5k pm as house rent for HRA deduction.

Now, she need some lumsum amount of 5 lakhs and I would like to pay this but also show this as house rent while filing ITR.

2 MAIN QUESTIONS -

1. Can I pay 5 lakh and show as house rent in HRA while filing ITR?
2. Total yearly rent is 16.5 × 12 = 198k. Can I show remaining amount i.e. 302k as Rent for next year?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? He invested maybe 4-5K in time (demolition work) and 2K in cash. I’ve managed the whole thing for 9 months. 10% of gross rents (as a management fee) would be about the same (6-7K)).
