For a hot real estate market like San Francisco, I see that one bedroom condos with 1000 plus HOA fees are still not selling, so buyers are not buying every single property irrespective of the condition, how so? Why don't people buy condos?

Because $1000 hoa fees are crazy. For that you can buy something a lot more expensive with lower HOA fees. The entry home market is the hottest. The more expensive you get the slower the market.

like

The entry homes are hottest because most people are making like 250-350k right?

One bedroom condos appreciate much more slowly than 2+ bedrooms. They’re not a great investment tool other than “saving” on rent…which is a moot point when you’re paying +$1k/month on HOA fees

like

SF is no longer a hot real estate market.
A $1000 hoa fees is not a very attractive selling point.

Because the can’t afford them?

New Jersey partnership question.

Partnerships need to use market sourcing for purposes of calculating NR withholding tax (though NJ doesn't even call this withholding anymore).

However, for purposes of calculating the NJ distributive share of income, you apply Gross Income Tax (personal income tax) rules, which is 3 factor and includes COP.

If I end up with 0% apportionment under GIT and 10% apportionment under CBT (withholding tax), the partnership pays tax upfront but NRs get 100% refund?

I am doing a back door Roth IRA through Vanguard and while everything makes sense to me, I am unsure if an additional $6000 be invested for a non working spouse. We satisfy the criteria but two questions - 1) Is this still valid I.e., $12k can be invested for 2021? And 2) Any insight into how this is done - Vanguard doesn’t let me add more than $6k as it’s above the individual limit. I tried searching the bowl for specific answers but wasn’t successful. So investing 12K every month in market. My worry is with that rate - it will take us 12-14 months to move the extra 75-80K mentioned above. However do not want to make a bulk move. Any advise how to plan the switch. At present have 60K invested in stocks. Thanks
