For those who have access to Fidelity brokerage link in their employer provided 401k's, do y'all use it? Is it worth setting that up?

Depends on what your options are in the 401k plan

I have US large cap, small cap, intl equity and bond funds, all of the 0.0X% expense ratio flavors. Just wondering if worth opening a brokerage link to take advantage of similar ETFs with slightly lower expense ratios

I do. I just do up to the company match and come back to it at the end of the year and bump it up to 30% After maxing out my HSA and Roth Ira. I did exactly what you did only adding index funds at an expense ratio of %0.0X.

Loan payment question. I have two federal loans. One has no accumulated interest and is ~$110k. One has about $19k of accumulated interest (I previously made an embarrassingly low amount of money), but the total is ~$140k. While the interest is still frozen, do I: 1) make payments on the $110k principal amount only to maximize driving it down; 2) make payments on the $140k principal amount only to maximize driving it down; 3) make payments on the $19k of interest on the $140k loan; or 4) ??

Is it too late in our lives to jump into a mortgage?

So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.

Fishes honest opinion needed. Me and My so presently live in Arkansas, living in our first home with a child 4 year, both of us recently changed our jobs and have HHI ~ 420K, current mortgage 1600/month. We are looking to move to Dallas and thinking of buying a house ~996K with a 15% down. Questions -
1. Should we go for house of that budget? We can afford, but asking based on market.
2. Should we down 15% or just 5% ? Or go for 20% ?
*Getting a rate lock 4.25% 🤞🏼

I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. My question is, is it realistic for a 25 year old young professional to handle dealing with all the extra curricular’s that come with owning a rental property ?
