I’m in the process of closing on my first Airbnb property in Florida. Happy to share my perspective but also curious what other investors are experiencing:
1. Nope
2. N/a - but this is my 4th property; 2 full time rental condos, 1 primary residence
3. Savings for down payment and credit for mortgages
4. Bank executive
5. Research. Accountant, lawyer, property management, lender/broker, and real estate agent
6. 100% worth it. ROI really depends on investment opportunities. I have 1 pre-con condo recently close that breaks even in rent/mortgage but value has risen ~30-40% in the last few years. Rental condo and airbnb will be more cash flow generating. Cap rate around 10%.

Follow up question for you, it sounds like you did independent research 🧐 in order to staff your team. If there was a company/person that could have handled that for you and provide you with a database of top performing real estate team in your target area…

1. Would that have been of VALUE to you (save time etc)?
2. Would you pay for a service like this?
3. How much would you invest?

Not the real estate industry but i used to take a large chunk on my salary and invest it in my business. Did just under 400k revenue last year. Still work full time because the economy sucks but should be easily able to grow it to 1M+ once it picks back up.

Staff a team: mostly found thru Facebook groups (one for the city that my properties are in, 1 for RE investors in that state). Staff is cleaner / handyman for STR, “boots on the ground” for both STR and LTR. Sourced various tradesmen thru Yelp and/or Facebook groups as necessary
Worth it? Yes, I’m cashflow / NOI positive on all of my properties. The big gains will come through principal paydown and holding long term / 1031-ing up, but I’d absolutely do it again.

5. Husband is an electrician, neighbor is contractor. All properties are in my hometown so folks that need additional cash can come paint, clean, etc.

I think I bombed my final round today. Was taken a bit aback with a pure focus on numbers so took a bit of time solving it and in the end interviewer skipped one part of a chart cos she had to move on to other charts. The qualitative case part went well I think. Disappointed in myself!

After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!

Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house. However our mortgage company’s underwriting team has been painfully slow in confirming if her income qualifies. She’s been at her new job 1 month after a year off. Anyone with underwriting experience have insight?
