Location is probably the biggest factor. I live in Denver and a duplex makes no sense for me right now. Prices are high and I can’t rent the other unit to cover half the mortgage.
Exactly this. It doesn’t make sense bc of the “multifamily premium”
Had a seller who wouldn’t budge on a 3 unit. Seller is waiting for a noob to buy it. Been on market for 3+ months and no change in price

Depends on the market. But “house hacking” a duplex will likely net out much better than just buying a SFH as long as you can afford the down payment and know what you’re getting into with being a landlord.
