I loved their app (better than Zillow) and used them to get a few showings around Boston but their agents are not good. If you do your own research and don’t feel like there’s much value to having an agent at all (which is what I often feel like), they are good. However, if you’re a first timer and don’t know how the process usually works or what to watch out for, better to get an experienced agent.
Great app, we found a Great Realtor, but he ended up going off on his own, I think most of the good ones do, because Redfin is a total grind for agents on their staff.
OW1 I used Redfin as a seller and saved over $20k. If you can explain to me why your agent is worth $33k (house sold for 1.1M) to push a bunch of paper be my guest. I'm shocked this stuff doesn't piss more people off. Is it harder to sell a $1M house than it is to sell a $500k house? Do you do twice the work? Incur twice the cost? Why should I pay you twice the money?
I am a first timer looking to buy a house near Boston in case that s of any relevancy
I love their website, but in my experience they have 2nd rate realtors. As much as I’d like a fat rebate at closing, I’m willing to forgo it to have A player representation.
I used their agents to buy in Bos. Matt was good but light touch. Takes a sig lower fee so evens out IMO. They use a team of agents so we could get a showing of most places on short notice which worked well for travel schedule
That said there is no commitment, so feel free to check them out as I’m sure realtor quality varies from market to market.
Redfin is amazing. Do it. Nothing an agent does is worth 3% of the sale, and certainly not if you're the seller and paying 6%. All an agent does is send you shit to sign.
I used Redfin. I won’t do it again. Their realtors are shady. And when you post a negative review questioning their practices they censor it and ban you from the service.
@D1 lol what. Seller’s agents are so much more useful than buyer’s. I wouldn’t use Redfin agents if I were selling
Have used them. Really liked the service for our situation i.e. In no hurry to buy, wanted to take our time to find the right place. Their 'no pressure' attitude extends to the actual purchase process also, and that could be unnerving in a multiple bid situation (we weren't in that situation, so didn't affect us)
Agree with D1's take. The fees paid to Realtors are outrageous. Will give these discounted agents a look in future.
D1, what did your Redfin agent do for you? Did they bring in cleaners, furniture and artwork for staging? What was your asking price and how many offers did you get? How long was your house on the market? Did any issues arise when the buyers did their inspection? These are the main benefits of having a good seller’s agent. The paperwork is the least important part, it’s mostly templates and the lawyers deal with the real contract.
@D1, having used both, I can tell you that while buying, I’ll consider a redfin agent but not for selling. Sure the 1.5% commission does sound sweet but a real agent can bring better offers to the table and can sell for higher. Now of course, you know exactly what you’re house is worth and the market is slow, anyone will do but in a hot market, I’d get a regular agent to get the most.
E.g - two houses on my street, very similar in most respects. First house sold by Redfin and second by a local agent (within 3 months of each other) - the second house sold for about 7% more.
I used Redfin for buying in Denver. I stalked the market so I was comfortable that I knew it. Loved the flexibility to see things and the zero pressure since it was usually a junior associate going out with me. I’m super opinionated and knew exactly what I wanted so it was perfect for me. I would rather get the cash for closing, I didn’t feel I needed to pay someone for their opinions. Agree on the selling point depending on the market.
The realtor riff is basically one big scam. We've worked with several, and they've all been fairly terrible. At least with Redfin you get what you pay for... and everything gets listed on MLS anyway. As a buyer, it's more convenient.
Con't but you do have to do your own due diligence and vet your home purchase vendors (surveyor, home inspector, closing attorney etc) and set up appointments. However, chances are you'd have to vet the vendors any way with the conventional agent, as they will push whoever they have an agreement with or is available then and there regardless of quality of work.
