Qualified Dividends: I’m expecting $650-$750 qualified dividend in 2021. Salary and base about $250 total. Questions: what tax rate will the qualified dividend be taxed at? The 15% or 20%? How do real estate lenders take cash flow into consideration? For example, typically I would probably only be approved for a $500k loan ($125k comp and $100k for down payment), but if I’m buying a multi-family home and planning to live in a unit and rent the others, will lenders approve a bigger loan?

I don’t get it: Why would anyone invest, for example, in a 6% dividend yield etf with a 0.50% ER (ie EMHY) instead of a 9% dividend yield etf with a 2.5 ER (ie YYY)? Wouldn’t you still be getting better results with the expensive one?

I have significant equity in a property (300k+) and maybe another 200k across other properties. I have a decent amount of money in cash and already 200k or so in stocks. I am looking to make a career change to HR. I currently make 75K as a sales and development coach. I had a recent offer for a state government position in a talent acquisition role but I’d be taking a $25K pay cut. Today I received my provisional full and final settlement and the payable amount is negative -11454. They are recovering the full AMPB amount which I got from September months.
I have heard from this platform only that hcl stopped the recovery police but still I got the negative fnf.

When you recruiters say at the end of a 15 min call.
“I will get back to you by the end of this week” does that really mean “your not right for this position”? Because this whole thing is a waste of time. I’ve did these calls with 3 recruiters and is yet to hear back from someone. Today would be the 4th recruiter that I’ve spoken to. Does this practice annoy you guys just as much as it does us?
