I'm thinking about buying property in a bad neighborhood specifically a 4plez because it's a good price 600K Cad. I hear a lot of stories about people going down this route once upon a time then being super happy with it later in life. I am super skeptical though any thoughts?

Numbers check out. 600K. Rent between 1,00-1,200 each unit. Giving me a total of 4,000-4,800. With 10% down I'm looking at $3,047 mortgage on a 25 year term. Rate at 4.8% fixed.

Gotta find a seller who isn’t asking top dollar. Most retail deals won’t pencil out

Find a real estate acquisition spreadsheet online to help run the numbers.

In addition to maintenance and capex, be sure to factor in vacancy, tax increases, and tenants who won’t pay on time.

I have a Fidelity Brokeragelink account for my 401k. Every other year I switch from pre and post tax contributions. My money is spread over 3 ETFs currently. Does anyone know how this is tracked? Say if $100k is traditional 401k and $100k is Roth 401k, but they’re mixed, how can Fidelity track what funds are Roth/traditional? If I’m up 300% in ARKK, how can I or anyone else at fidelity tell if the cost basis was pre or post tax contributions?

Can someone help me with this? I had a low utilization since pandemic, I.e., ~sub 5%, but never missed any payments. Would credit score be impacted if only one line of credit with a low utilization?

Match process costs around USD10k; this year he is applying again after borrowing funds frm different sources bt he is under tremendous pressure to get match. I’m concerned about the surge in omicron. I packed everything, just in case. Q2 is ending, a new quarter is starting. We get new kids each quarter as a Specials teacher.
It’s stressful at quarter changeovers.
In going back after break, it’s too much of a contrast. I cannot sleep, I wake up in the middle of the night, “for the day”, about 6 nights a week. To stay structured, I go to “Surrender yoga” daily. I’m good to go do 1 more thing after yoga. I feel accomplished. Couching causes anxiety.

Fishes, how were the appraisals in general at Deutsche Bank for roles in Mumbai location? Understand that they got concluded only recently so it will be interesting to know. Is this legal?
After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!

How big is to big for an initial investment property. Theres a 20 SFH portfolio for sale by me for about a mil. Is this to big to start with initially? I'm less worried about the Financials (feel comfortable on that end) and more worried about the managerial aspect.

I have significant equity in a property (300k+) and maybe another 200k across other properties. I have a decent amount of money in cash and already 200k or so in stocks. Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house. However our mortgage company’s underwriting team has been painfully slow in confirming if her income qualifies. She’s been at her new job 1 month after a year off. Anyone with underwriting experience have insight?
