Avoid.

Take online estimators with a grain of salt. There’s no replacing good old appraisals.

That said, if you use an online estimators, per reviews online Redfin is better.

the zillow estimates are a lot more volatile than redfin. over a long period of time they average about the same, but over short periods of time, some of the fluctuations on zillow can be fairly far off.

i look at both, but you really need to be looking at comps yourself. actual closed deals, not listing prices, or estimates.

Which do you believe is more accurate, A CMA from a broker or an appraisal report? I’ve heard mixed responses on this one.

I'm a Canadian on the TN visa working in the US and planning on maxing my Roth IRA (6k) and will have enough left to max my 401k this year, but am not sure if I should just use a taxable account over 401k due to tax considerations when I move back to Canada (likely 1-2 years from now). Any thoughts here? I don't think I'll have enough RRSP room to move 401k>IRA>RRSP and I would prefer to not have to file US taxes every year in retirement for withdrawls if I left the 401k in the US.

Whats the biggest tip you have for FIRE?

For me, I think “pay yourself first” is the most important. It forces me to save money first so I wouldn’t need to worry about making a budget for expenses, since I can see how much “disposable” money I have to spend.

I just started this recently. Each month, I allocate $1k of my pay to my brokerage acct and $1k to HYSA (to buy property). I max out 401k and do backdoor roth. And save all my bonus. So each yr, it’s around 70k: 24k + 20k + 6k + 20k bonus.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.
