I just joined Deloitte and have to move my 401k to vanguard to comply with independence. Is there a way to do this that won’t hurt given the market right now?

Loan payment question. I have two federal loans. One has no accumulated interest and is ~$110k. One has about $19k of accumulated interest (I previously made an embarrassingly low amount of money), but the total is ~$140k. While the interest is still frozen, do I: 1) make payments on the $110k principal amount only to maximize driving it down; 2) make payments on the $140k principal amount only to maximize driving it down; 3) make payments on the $19k of interest on the $140k loan; or 4) ??

There’s a debit card that I’ve been using for the past 4 years and it beats out some of the cash back credit cards. It’s the Cash app debit card. I haven’t heard people talk about it in the card community and it could save people a bit of money - 10% cash back. I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax. Not to mention regular house maintenance. How is it better than 3.5k rental. I understand appreciation and own house independence. But I am just trying to make numbers work.
