Thursday I got it in my head that I needed to hedge against potential Dollar devaluation. I looked at other market funds thinking them to be good proxies for other currencies.

I decided to pick up a few but saw the Baltic Index was going up, higher shipping rates means increased demand, so it pointed to the Chinese economy picking up significantly.

I looked at FXI, there was no option interest so they were super cheap. I figured I pick up a bunch.

They opened at +%333 talk about dumb luck.

I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. My question is, is it realistic for a 25 year old young professional to handle dealing with all the extra curricular’s that come with owning a rental property ?

Need help on how to invest. We are positioned to pay off our house later this year. Expect to work for another ~20 years. 401k fully funded and have some company stock investments maturing over the next few years, but no investments outside of that. Kids have a prepaid college plan for certain schools. Emergency fund is solid. Where should I look to start investing? $530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?

I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax. Not to mention regular house maintenance. How is it better than 3.5k rental. I understand appreciation and own house independence. But I am just trying to make numbers work.
