I left a firm I was only at for a hot second and I wasn’t vested so only have $1,200 of my own personal contributions in a Vanguard 401k. I have to roll it over into something but not sure what makes the most sense. I have PERS now. I’m thinking of just rolling it into a Vangaurd IRA. Any suggestions?

I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax. Let’s say you have two young, high income partners in a couple who want to buy a house together but don’t really care to get married. They already live together in an apartment but both want to move to a house to build equity and have a yard, not share walls, etc. Should one partner buy the house and the other pays rent until they get married, or should they get a mortgage together without being married?
