I want to buy my 1st investment property to maximize ROI with these conditions:

I have max 100K for down payment
I plan to live there for 1-2 years to learn how to manage
Goal is for rent inc to at least cover mortgage (appreciation over time is also great, but not primary goal).
I am truly open to anywhere in the U.S. bc I work remotely. Would love to stay close to a good college/uni, but I'm flexible.

Would appreciate what markets to look at AND what data to pull from and where.

You could go to the suburbs of Chicago on the Indiana side and have a better tax situation.

Purchase a duplex or quadplex and live in one of the units and rent the other sides out. Rental income should cover the mortgage and you live for free.

Look into Houston and Dallas.

Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

Hi guys. I have a query with regards to the Income tax proof submission.

So I have claimed exemptions on the following-
1) HRA
2) 5 year term deposit(fixed deposit) under Section 80C
3) Interest on education loan under Section 80E

I have also provided previous employment details.

So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.

The last owner bought for 35k like 15 years ago 😩 but hoping buying and holding for a few years will give a equal or greater returns over the long run.

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit.
