Definitely arguments both ways and I think it will depend on your buyer. Some will be more interested in a higher appraised value and an appraiser may take that into account as well. A more sophisticated buyer knows that appraised values are terribly random and will much more appreciate the lower payment with a lower appraised value. That may also help a buyer get approved for a borderline loan.
Ultimately, I think it matters most with what marketplace with bear. However, you have a better chance of your buyer getting a stronger appraisal if the property has not had a downward reassessment. Ultimately the property will get reassessed based on the sale price, so what’s the upside for you getting it reassessed now, unless you don’t think it will sell?
Hasn’t the period to protest already lapsed?
No matter what, the taxes will still increase. Better to have that in the beginning when someone is purchasing rather than defaulting later on because they can't afford the increase.
Just sell it. The market is still good.
most property assessors will base the number off of a sale, so no matter what you pay now, if you sell the taxes next year will be based on the sale price, which becomes the new fair market value. If you are going to sell in 2023, don't worry about the taxes, just sell. Be concerned about the taxes you will pay for your next home :)
