I'm an independent solo RIA in California. Highschool buddy of mine is a permanent resident of Canada and wants me to manage his money. How do I take on Canadian clients?

I want to buy a townhome or small house but I have no idea where to start. I’m a single, 24 yr old woman with 2 puppies so I just want a nice place to make my own. I don’t make much so I don’t know what I’ll be able to afford or what areas to look in since Atlanta seems to be so pricey, though I have no debt. Any advice?
