Cash spent on renovations pay over the course of time, you are getting to live in a home than house. Also money is there to be spent on important things so cheer up. Money spent on home is worth it.

I feel this. I’m just crossing my fingers hoping I have at least a year of no major emergencies and can build some cash back.

like

Right there with you. Hopefully nothing happens within the first year so I can reup my savings. Had me thinking if I did the right thing buying a house right now but feels so good to be in my own.

like

This is exactly what I am thinking / experiencing right now… 😭

like

Well, it’s spent you can’t return renovations so don’t dwell on it too much. Gotta suck it up, live cheap for a little and recoup your savings. It should be fine to live cheap in your newly renovated home though.

Depending on the mortgage rate you have (and the state your in) you could do a limited cash out refi to recoup some cash and drop the payment at the same time. Might not work but it is worth a look.

Couldn’t you do a heloc if you really get in a cash crunch?

Hey guys, where do you recommend for living near Times Square on a 70-80k base salary-- for my first year in the city? I’m budgeting $1500-2500 for my half as I’m expecting a roommate.

Thinking of starting and Only Fans account for extra side money. Don’t know what it would be yet though. Sounds wild but my salary barely covers the cost of living and I’ve been living with school debt. Anyone have one on the side? Serious answers only please!

Hii sharks 🦈🦈🦈🦈

Can anyone of you please help in calculating how much will be my income tax per month(I am availing the Old tax regime)? Different IT calculators show different figures, not sure which is correct :(

And as for the interest amount in the Savings Account and Fixed Deposits, do both fall under "Income from Interest"? Or under "Other Income"? Or does Interest amount in Savings account fall under "Interest from Deposits - 80TTA"?

The figures are given in the screenshot 👇🏻

I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.

Moved to in-house mktg manager, only to be a glorified graphic designer / someone to call the city to cut down trees. I job hopped too much, I feel my portfolio is empty. How do I restart again? I feel defeated.

An agency I freelance for wants to hire me full-time. They told me for a Sr Copywriter, 100-110k. I countered with 125-150.

I also said I'm interested in a higher-level title - I currently freelance as a Creative Director of Copy elsewhere (they don't have that title at this agency.)

They came back and said yes to the title and to 125, with a 6 month review that could raise it to 145.

Which is good for Sr Copy, but low for CD/ACD level. Don't want to screw myself over. What to say now?

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.

Would you say Austin’s real estate market will go through a correction in 2022? I am considering there in a few months (wife and 3 kids) from a normal-priced city. I’ve read both bull and bear scenarios online and I’d like to get some “Bowl’s” thoughts. Thanks!

I have over 12 years in B2B sales/sales management experience along with a graduate degree. Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house. However our mortgage company’s underwriting team has been painfully slow in confirming if her income qualifies. She’s been at her new job 1 month after a year off. Anyone with underwriting experience have insight?
