Is it better to have $1M net worth in liquid assets (cash/investments) or $1M net worth through home equity?

A million in liquid assets is actually a million dollars. A million in home equity is only potentially a million dollars.

Now tell me which is better, an actual one million or a potential one million?

It depends. I prefer liquid assets because I can more quickly pivot. I can invest in REITs or growth or tech, etc.

Equity is often an up-front cost and comes with tax benefits for interest deduction if you qualify, but then you’re more stuck.

For me, because rent will always be better than owning unless I have a family and need the space, I don’t intend to go for that. (But I also have no interest in being a landlord and don’t trust the housing market much over the next 20yrs.)

Probably liquid, but don’t underestimate the guaranteed tax-free return on home equity vs paying interest at 7%+ for new loans.
Personally I would not want to be paying $75,000 of interest a year on a $1m mortgage.

Personally, I favor liquid. I have been amassing a large amount for a while now and am close to the $1M mark in cash. The key for me is to not touch this $1M and forget about it - my auto withdrawals keep occurring and I act like it’s just money I can’t touch. I don’t use any of the interest I get from it to help pay for the mortgage, bills, stuff for the kid, etc.

The goal is to have this snowball (as it has been for a while) and hopefully help me retire much earlier, while I don’t live above my means in the meantime. Helps me mentally and has worked for the past 10 or so years.

Prob Cash/Investments. Easier to sell if you really need it. Probably appreciate faster over the long run as well (maybe unless you live in HCOL where appreciation can be a bit higher).

Decided to payoff my mortgage.

I was offered a contractor role (~20 hours a week) at 90/hour. This is extremely attractive because it’ll double my income (and the tax deductions from 1099 are solid). With that being said, I also want to see what kind of conflicts I can see given that I’m at a B4 firm.

Is there a definitive guide to cost of living? The obvious cost of living centers (SF, NYC, LA etc.) get covered a lot, but I’m wondering where my city falls. It’s a modest Midwest city with ~100k residents but is a relatively touristy spot. It often feels like a MCOL area but I’m not sure how to adequately judge that, and it would be helpful to know when comparing salaries and the like.

Thoughts on potential business ideas or investment opportunities where I can live the life I deserve now and not in retirement? I’m always trying to think of potential business ideas and come up with nothing. As far as interests, it doesn’t matter what it is. As long as it makes money I’m interested.
