Is it true that my budget should not change by location and house type?

I'm buying a house and communicated a budget upper limit of 1.25M to my realtor. My realtor says I should always bid at the top of my budget for any house I'm interested in, irrespective of size of house, condition or location.

She says if I'm not willing to bid at the top of my budget then it's not really my budget and I'm just lying to myself. I guess logically it makes sense, but I can't wrap my head around it.

Go look up what it takes to become a realtor, it’s a joke, that’s why most of them are useless. They aren’t legal professionals, many barely know the contracts even though they’re mostly standard. Many of them don’t know squat about homes in general, they’re just a car salesman who had to study for and take an easy test.

Realtors are helpful but their interests are not exactly aligned with yours. Be cautious.

And also your realtor is absolutely wrong. You should not go to top of budget on an older house or larger house. Will have more expenses to remodel and repair things.

Would fire your realtor and find a new one.

They want more commission. All the commission comes from the seller

Fire her immediately. She thinks you are dumb tech money and is trying to exploit you. Remember that the more you spend, the higher her commission. She is betraying her fiduciary responsibility giving you such bad advice.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!
