Anytime is a good time if you find the right deal and/or you have the right plan of attack.
I wouldn’t expect to find a retail move-in ready property on the MLS that cashflows right now. But that doesn’t mean you can’t find something that will work with a little negotiation and added value.
Probably depends on your strategy.
Is this an equity hold or are you looking for immediate cash flow? If the former, it could still be good as a buy and hold for 2-3 years, but there's always inherent risk there.
