Newbie to investing and never invested in a company that went through a reverse stock split.
In theory, I understand the market value should increase but I’m not seeing this reflected in the price and naturally my book value/ share is very disappointing.
A) When should I anticipate the stock appreciation to occur?

You can put less down, you just pay a higher rate. Which, if you’re planning to refi when rates drop, isn’t a bad thing.
Even if you put less money down, I’d say you shouldn’t be buying your first investment property without $70k ready to invest. If you have less, then invest in securities and keep building your funds until you get to $70k.
Think about networking with friends and family as a way to raise the capital you need. If the deal is good enough there are always people in your network who would like to earn a better return on their cash. You just have to make sure the deal is good enough for you to provide the agreed upon return. Even giving up half of a good deal is better than getting 100% of no deal.
You can put 5% down but you will have higher rates, higher monthly payment and pay additional PMI

Can you qualify as a second home? I’ve seen 10-20% down in those cases. You’d have to show you can afford it without rental income.
