It honestly sucks how investment loans require 25% down. With the cost of houses even if I find a good deal it’s hard to afford it. Even a $250k house requires me to have almost $70k cash including closing costs for an investment.

You can put less down, you just pay a higher rate. Which, if you’re planning to refi when rates drop, isn’t a bad thing.

Even if you put less money down, I’d say you shouldn’t be buying your first investment property without $70k ready to invest. If you have less, then invest in securities and keep building your funds until you get to $70k.

Think about networking with friends and family as a way to raise the capital you need. If the deal is good enough there are always people in your network who would like to earn a better return on their cash. You just have to make sure the deal is good enough for you to provide the agreed upon return. Even giving up half of a good deal is better than getting 100% of no deal.

Can you qualify as a second home? I’ve seen 10-20% down in those cases. You’d have to show you can afford it without rental income.

How hard is everyone pushing their corporate clients to authorize nonresident assignees whose only 2020 US compensation was the value of their 2019 tax preparation?
My clients are pushing back on it this year, and I can't say I blame them. If I were in their shoes, I'd rather take the risk of not filing than the expense of filing again. From my own point of view, I don't really want to spend my time on such returns, either, even if the revenue and easy return are nice.

Base is at 180k, after tax, insurance , 401k and ESPP (max out), my bi-weekly pay is only like 3600 (like 8000 monthly). Can people really save this kind of money, or most people rely on their stock appreciation?

I had rented my condo to an unpleasant “condo maintenance company” as my tenant. Had to end the lease prematurely, a lot of trouble. Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out?
