I’ve got a 700sqft cabin on 12 acres, on a river. The original builder was a Chiropractor that built it by recycling a tear down timber frame building from another location. He milled logs from the property to build the 2nd story. The problem is aside from power and the well no permits were pulled. The county shows it as raw land. It’s structurally very sound. It has homeowners insurance. What happens if I list it with an agent? Do I get comparable value for similar cabins? Or raw land value?

I consolidated grad loans in ‘15, kept federal separate from private (w SoFi @6.75%). Can I refinance w SoFi or w Earnest? Should I combine the federal and lose the protections for better %?

Today I received my provisional full and final settlement and the payable amount is negative -11454. They are recovering the full AMPB amount which I got from September months.

Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
