Landlords - what other platforms do you recommend other than Zillow Rental manager ? I tried to use Avail - which is part of realtor but it’s way too intrusive asking info such as ssn / dob / photo id and didn’t feel comfortable. I haven’t got a lot of hits on Zillow but I believe it could be the holidays and the time of the year as well

Before we got rid of out multifamily portfolio I would use Zillow—which, if paid, also has ads on trulia and hotpads. One thing we never did was apartments.com, but for tenant screening, I always used SmartMove (transunion credit checks). Now we’re strictly commercial, so this doesn’t matter anymore. But that is what I found useful before we got out of that market.if I still were in that market though, I’d consider apartments.com.

Apartments.com has a great platform, and I’m pretty sure it’s free for landlords to list on.

I’d also suggest joining a Facebook group for the neighborhood that your house is in. Not all of them allow people to list housing, but it’s also a great place to keep an eye on what’s happening in the area (if you don’t live there) or find suggestions for vendors (plumbers, pest control, landscapers, etc…)

We use TenantCloud.com to manage our units, create listings (which are then syndicated to apartments.com, hotpads and the like.) we like it. We also collect rent and basically do the accounting for the units through the platform too. Also handles credit and background checks.

For rent paid below 1 lakh there is no need to submit landlord's PAN. I have calculated based on my HRA and if I show rent paid as around 96k my tax refund will be around 13k.

However there is no rent agreement or rent receipts.

Will it be a problem later on if I show this in my ITR?

My monthly salary is around $6.4k after-tax. Living in NYC. Do you think it’s reasonable that I pay:

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller.
