I’ve been a licensed general lines (2-20) insurance agent for year and a half and have sold around 2M in premium, of which most of it is personal lines (homeowners, DP), and some commercial lines business. I hear a lot about cash flow with rental properties but would appreciate thoughts on whether breaking even after accounting for mortgage (interest and insurance included) as well as % set aside for repairs, vacancy, etc. is a decent strategy for building a portfolio. Alternative is wait for rates to come down, but that could easily be a few years at this point. If I find a good deal, I can always refinance my mortgage when rates drop and theoretically rental income will have increased by then.

How many billable hours per week is considered at capacity? I’m getting pushback on boundaries I’m setting about additional matters and marketing work from my firm when I’ve been billing 60-75 hours per week for the last 6 weeks, and I’m still behind on my work. I feel like it’s reasonable to not kill myself further to fit in more/turn things around faster at this point, but am I being unreasonable? I expect my workload to remain at this level through the end of the year at least.

What’s the best way to turn down a 2nd interview? During the 1st interview, I learned that the compensation for the role is not within the range that I am looking for and requires 400 more billable hours a year than what I bill now. I’d basically be laterally for my current salary just to bill 400 more hours. I also wasn’t aware that the local office was strictly ID. Firm website advertises lots of practice areas. Any advice? So I was a 5th year associate in nyc making 100 k a year 2k billable hours.. I decided to leave for the role Im in now.. my old countered to keep me at 115k (which was like pulling teeth for them) but I left anyways now I find out that they offered a 7th year 150 k and a partner title should I be offended that they didn’t even try more with me

Anyone else having trouble focusing today? Every time I have a long break and come back to the office I’m reminded how much I don’t like my current job. ID Associate and I have such a hard time concentrating even after a week off. I find it mind-numbing and unfulfilling. I’m never excited to come to work anymore for the past few months now. Just found out from a legal recruiter that I’m also way underpaid here. Hopeful I’ll get a job in a diff area of law or find another calling altogether.
