Made the mistake of deeding two houses into my llc (no mortgages) and now I can't take personal mortgages our on them and have to take commercial mortgages. Is it worth deeding it back to myself, originating the personal mortgages, and then deeding back to LLC or just settle for commercial mortgage?

I have the income for the personal mortgages such that I'm not concerned about qualifying for them.

OP you are correct. There is a difference between theory and what people actually do in practice. People do this all the time, the banks pretty much know it happens and don’t really care. As long as people are paying on time, no one really cares after the loan is originated. Also if you do get a call from your bank, you call your lawyer, they put it back under your name, the bank says “don’t do it again” and the works keeps spinning.

The issue/problem that you could run into is there are cost to transfer the deed between entities. These will vary depending on your location, but where I live just the court fees alone for 2 deeds traders on 1 property would be like $1000, you have 2 properties so that would be $2000. If you get your lawyer to do this for you, you have to account for those fees as well. If you don’t plan ahead these expenses can add up quick.

Planning on buying a house with MIL. She would lend us half the price of home interest free in return for being able to live in it rent free. We’d have 100% ownership. Repayment only required if we sell the home.

She would maintain the place 100%. We would cover races and insurance.

It’s a myth that renting is “throwing money away.” Maintenance of a property is expensive! I’m selling my place and I’ve never felt more free. I can use that money (~$5000/month) to invest even more.

The value is now over 400K and I have an equity of over 150K.
