My parents offered to help with the down payment… but with a million strings attached. Do I accept and lose control, or tough it out alone?

What kind of strings attached ?

Depends if one of those strings is including their name on the deed

Personally, I wouldn't. My parents have never tried to be controlling in that way. That said...

It really depends on the kinds of strings you're talking about. Strings unrelated to the house? That's a nonstarter for me. Strings related to repayment? Maybe.

What it really comes down to is, are you comfortable living with those strings? I don't like parents trying to control their kids with money. Either lend or gift the money, or don't. You either trust your kids or you don't. I find that strings attached to money are manipulation. And that kind of manipulation causes resentment and rifts in relationships.

Im wondering what the strings are too. And to understand why your parents are imposing the strings Id be curious to know: whats their portion of down payment vs yours, are they quite experienced & knowledgeable with real estate and finances, is there a future plan to pay them back and then the strings are lifted or will there always he a shared ownership, and whats the level of trust between you all and is it appropriate?

Granted, this is in a very small rural town; however, just know... - $30K saved right now ($20K in IBonds and $10K cash)
- $90K saved by July 2023
-$130K saved by 2023 and target a $800K home
