Received a letter from Wells Fargo today. They are offering a refinance of fixed 30 year mortgage at 3.5%. I have no idea how they can do this judging by today’s interest rates. 10k-ELSS 10K-Equity MF 10k-Debt MF 4K-NPS 6K-PPF . Is it fine or any suggestions are welcomed. Also if anyone can suggest me which ELSS or mutual fund should I select considering the current market scenario

If I invest 50k in NPS, I would save 7k this year as per my tax calculation. Is this a good deal? In general, I don't like such long term investment, maybe I'd start that when I'm 35 but not today.
