Need opinion: house listed for 800K got multiple offers 795 to 805 per listing agent but home had some issues that would be a problem for buyers. seller felt offers were below expectations. They remediated issues based on their agents advise. And listed for 810. I offered at 810 but my agent said they have a higher offer but can work with listing agent as both parties are from brokerage and higher offer is from outside. I backed out and a week later I see the house is listed for foreclosure.

I’m wondering was there a higher offer? Or are they bluffing? If there was a higher offer why they did not accept? Why home is going to foreclosure?

If you still want it I’d offer 650

If they’re going through foreclosure, they may have a bankruptcy attorney. Perhaps have your attorney speak with their attorney. Sometimes they’ll share information like how much they owe. They may have equity in their house, but it’s very possible they have other debts they have to pay off, which is why they were reaching for more money.

Question, if you pay off your house isn’t a 100k salary more than enough to sustain a good lifestyle? My goal has always been to payoff my mortgage then find a really easy analyst role to sustain my expenses. Assuming I’m a director/VP by the time my mortgage is paid off I’d probably be able to do an analyst 40hr week in like 10hrs. Esp at some of these low expectation companies. FL peoples: I signed a lease for a new place to start May 1 as my current landlord sold the unit I'm in. Turns out, the buyer wants to keep renting the unit and asked if I want to stay. We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). How do you judge a low ball offer with how the market is changing? Earlier this year, you would look at comps and say this is the value. Now with rates going up and people pulling out, how do you justify the value? (View point from the buyers end)

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

Got an agent and she was useless for finding good tenants. Got frustrated and finally started finding leads myself and closing on one soon. I have signed a contract with the agent for paying one months rent as fee. How can i fight this or as he has been literally of zero value add? Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.
